Wethersfield Historical Condo Sales Activity as of 11/30/2010

2010 condo unit volumes are tracking close to 2009 volumes. However, the median and average sales prices have declined since 2009 and since October 31, 2010.  All 5 condo units that closed during November 2010 sold below $170,000, with 3 out of the 5 units closing under $100,000.

The average days on market for Wethersfield condo units has decreased since 2009. Well priced units are selling within a reasonable period (30 to 45 days). The median and average sales prices for Wethersfield condos are approaching 2004 to 2006 levels. Does this mean that buyers have re-adopted the philosophy that condominium purchases are the precursor to single family home ownership?
